Redwood of Wildewood HOA Information

The Redwood of Wildewood HOA was established in part to facilitate the care of the Redwood common areas as well as pay for selected services provided to each resident. We lessen the overall expense to the individual homeowner by paying for these services as a single HOA. The annual assessments collectively pay for the following services:

· Trash Collection
· Lawn Care and Maintenance of the Common Areas
· Mosquito Control
· General Administrative Expenses for the HOA

Trash Pick-up

Redwood HOA currently uses Waste Management as its trash collection provider. They are contracted to provide trash collection for each resident twice per week (Tuesday and Friday starting at 5AM) as well as a recycling collection every two weeks on Thurssday. They also provide for bulk trash collection on a per item fee basis. (Individual residences are responsible for paying the bulk item collection fee). Note: Bulk items can also be disposed (do it yourself for less cost) at the St. Mary’s county landfill, which is approximately 3 miles from Redwood.

Holidays will impact the scheduled days.  If the holiday occurs on or before the scheduled pickup day, either trash or recycling, the pickups for that day and the rest of the week will slide one day.  Monday holidays, for example, will slide trash pickups to Wednesday and Saturday and recycling to Friday.

If the Treasurer is unavailable, please call Waste Management customer service (800)553-7771 or (301)899-6360 and mention that you are a Redwood of Wildewood HOA contracted customer.

Lawn Care and Maintenance of Common Areas

Redwood HOA currently uses Woodlawn Lawn Care Service as its contracted lawn care provider. They are responsible for mowing the common areas as well as any additional care as specified by the HOA Board. They are contracted to mow the common areas twice per month from April through October.

Volunteers from the neighborhood are always welcome to assist with care of the Redwood sign and shrubs/flowers. This is a nice way to contribute to the community as well as save the HOA from additional expenses. Please contact the Board for more information.

Mosquito Control

This service is provided by the Maryland Department of Agriculture. This service is under the guidance of Maryland state law. This is a key item of note due to the fact that according to a state law dealing with vehicle emissions and greenhouse gases, state owned vehicles are not permitted to operate when the temperature stays above 90 degrees for the majority of the day. In other words, the neighborhood will receive no mosquito survey or spraying that day.

The mosquito spray vehicle comes by once each week during the summer months to survey the subdivision for the presence of mosquitoes. If it is determined that enough mosquitoes exist, a spraying will occur. Please note that it is not guaranteed that we will get a spraying every week. Please consult the Maryland Department of Agriculture website concerning the spraying guidelines as they may vary from year to year. General Administrative Expenses for the HOA

Insurance, mailings, website fees, audits, taxes, electric bill, repairs, etc. are all paid for by the HOA to maintain its day-to-day operation. These items account for less than 10% of the overall annual budget but are important nonetheless. The labor to accomplish these tasks is performed by the Redwood HOA Board members voluntarily as a service to our community.

Please keep in mind that paying your annual assessment on time keeps our community operating smoothly. Late notices and the additional effort it entails is a disservice to the Board members who volunteer their time and effort and reflects poorly on our balance sheet that can be seen by any potential home buyer looking to purchase a Redwood subdivision home.
